The Gables Retreat is ideal for those wanting a peaceful, rural break, with plenty of space, safe play areas for children and areas to walk. The house is located 2 miles from the closest village of North Owersby. The nearest village shop for basic supplies if at Glentham which is 5 miles away.

The Gables Retreat  sleeps 11 people in 5 bedrooms, with 1 bedroom on the ground floor. The ground floor bedroom has an en suite shower room, and toilet and basin in the adjacent cloakroom. Both the bedroom and cloakroom have slightly raised door thresholds. The shower has a raised shower tray, which is 24cm high. The Gables Retreat was built in the early 1900s but has during 2011/12 been fully refurbished with modern fixtures and fittings.

The nearest bus stop is at the village of North Owersby, 2 miles away from the property. This is a very limited service. The nearest railway station is Market Rasen.

The nearest mobility aids are provided at Rasen Mobility, 8 miles away, telephone number 01673 843279.

You can arrange for shopping to be delivered in time for your arrival, which we are happy to unpack for you. The nearest supermarket is Tesco’s at Market Rasen, which is 8 miles away.

Key Collection, Welcome and Parking

You will either be greeted personally at the property and be given the keys at that time, or the keys will be left in a key deposit box by the rear door, in which case you would be advised of the deposit box code.

There is a large, level gravel car parking area with ample space for up to 10 vehicles adjacent to the house on the east side, which can be accessed either down the drive or through the gate on the East lane. If access is made down the drive, it is possible to park on a concrete area in front of the garage, which gives access across a level concrete rear courtyard to the rear door. Access to the front door is across a gravelled front area.

The car park area is well lit, and this area’s and the rear courtyard’s lights will be left on for guests arriving in the dark. The front door area has a motion sensor light.

Entrance to the Property

  • The front door is 92cm wide. From the gravel, there is a 1cm step onto a concrete step, and a further 20cm step up into the property.
  • The rear door is 81.5cm wide and gives level access to the porch. The door into the kitchen is  90 degree turn to the left, and is 79cm wide, up a 9.5cm step.
  • Both entrances are well lit, the front entrance by a motion sensor light, and the rear by lights to be left on for guests arriving in the dark.
  • The hall floor covering inside the front entrance is Victorian tiled.
  • The porch inside the rear entrance is smooth concrete, and the floor covering inside the kitchen is porcelain tiled.

Hall, Stairs, Landing and Pasageways

  • The hall, stairs and landings are well lit using a combination of ceiling lights and lamps.
  • Passageways are a minimum of 78.5cm wide.
  • The floor coverings are predominantly wooden floorboards or tiles, with a low pile rug on the TV/play room and sitting room.
  • The ground floor bedroom has a short pile carpet.
  • The staircase has 16 steps, and is of an average incline. It is 74cm minimum width, and has a timber handrail on the right hand side.

Drawing Room

  • The drawing room is situated on the ground floor with a raised oak doorway threshold of 2.5cm from the hallway. The door opening to the drawing room is 85.5cm wide.
  • The room has a large corner sofa and 1 armchairs, which can be moved if necessary. The corner sofa is made in sections and can be split if necessary and moved around.
  • The room has a double aspect, and faces south. Lighting is natural daylight, together with overhead lighting, a table and floor lamp.
  • Flooring is wooden floorboards with a short pile rug in the centre of the room, which can be removed.

TV/Play Room

  • The TV/Play room is located on the ground floor, and can be accessed from both the hall over a raised oak doorway threshold of 2cm, and from the kitchen down 4.5cm step.
  • The doorway from the kitchen is 81cm wide and the doorway from the hall is 85.5cm wide.
  • Flooring is wooden floorboards, and a short pile rug in the room which can be removed.
  • The room has a corner sofa and 1 armchair, which can be removed if necessary.
  • There is a widescreen digital television with a remote control, subtitles, a DVD player, a WII console and a hi-fi system with I Pod/I pone docking station.
  • Lighting is natural daylight with overhead ceiling lighting and 1 floor lamp.

Kitchen/Dining Area

  • The kitchen and dining area are of an open plan layout, all on one level. Access is via the porch with a 9cm step up, via the hall with a 3cm step up or via the TV/playroom with a 4.5cm step. The door from the rear porch is 80cm wide, the door from the hall is 79cm wide and the door from the playroom is 79cm wide.
  • The kitchen has a range style cooker, with 2 ovens and a separate grill. The larger oven is configured on the right hand side and has a side opening door spanning the full height of the oven. The handle is75.5cm from the floor.
  • The second smaller over is configured on the left lower side of the cooker, with a side opening door hung on the left. The handle is 48cm from the floor. The grill is on the top left hand side of the cooker, and has a drop down door with a handle 76cm above the floor.
  • The hob has 6 gas rings and is 90cm above the floor.
  • The worktop and sink are 91cm above the floor.
  • There are 2 fridges in the kitchen, with the highest shelves being 48cm above floor level.
  • The table seats up to 12 people, and is 78cm high. The chairs are upright with no arms or cushions.
  • Glasses, crockery and cutlery can be moved to lower cupboards if requested.
  • The kitchen is evenly lit with halogen spotlights in the work areas, and ceiling pendants and floor lamps in the dining area. There is a breakfast bar between the kitchen work area and the dining area, which is the same height as the work surfaces. There are 3 bar chairs, which have adjustable heights and swivel bases.
  • Flooring is level porcelain tiling.

Ground Floor Cloakroom

  • The ground floor cloakroom is accessed from the hall through a 79cm wide door over a raised 2cm oak threshold.
  • This cloakroom serves the living areas and also the ground floor bedroom which is situated next door to it.
  • The cloakroom has a conventional toilet which is 43.5cm high, and wash basin mounted on a cupboard 84.5cm above floor level. There is also a heated towel rail.
  • Lighting is natural daylight and an overhead ceiling light.
  • Flooring is original terracotta tiles.

Ground Flood Bedroom with En Suite Shower Room

  • The ground floor bedroom is situated off the hall, through a 79cm wide door.
  • The en suite shower room is situated directly on the left as you access the room, through a 79.5cm wide doorway.
  • Flooring in the bedroom is short pile carpet.
  • Flooring in the en suite shower room is porcelain tiled.
  • The bed are zip & link and can be arranged as a twin or super king.
  • The beds are 62cm high to the top of the mattress.
  • All bedding is non-feather.
  • Lighting is natural daylight and by night a combination of a ceiling light and table lamps. 
  • The bedroom has a fitted wardrobe, which has shelving and hanging areas, and also houses the consumer unit, and circuit breaker. Furniture can be easily removed or rearranged in the ground floor room.
  • There are 2 “floating” televisions with portable aerials in the property, for use in whichever room as required.
  • The en suite shower room is 104cm wide and has a 24cm step into a 72cm x 96cm enclose shower tray. The shower screen folds in half internally to give a 78cm wide access the shower area.
  • The shower has a non-slip tray and 1 grab rail.
  • Lighting is from a sealed overhead ceiling light.

First Floor Bedrooms

  • Four bedrooms are situated on the first floor, which are reached by the stairs only. 3 bedrooms have zip & link beds and can be arranged as twins or super kings. The other bedroom has a king sized bed.
  • The whole of the first floor is level with wooden floorboards.
  • All bedroom and en suite doors are a minimum of 80cm wide.
  • All bedroom rooms are large enough to have furniture rearranged or furniture (except wardrobes) can be removed easily.
  • The height of all the zip and link beds is 62cm and the height of the king sized bed is 57cm.
  • Lighting is natural day light and at night a combination of overhead ceiling lights and tables lamps. There is a bedside lamp on each side of the double beds, or in between the twin beds.
  • All bedding is non-feather.
  • Some scatter cushions may have feather fillings, but these can be removed.

Bathrooms and Showers

  • As well as the ground floor en suite shower room, there are 3 other bathrooms situated on the first floor, as well as a toilet in the porch area on the ground floor.
  • All first floor bathrooms have step free, level access.
  • All showers have hands free fixed heads, and 2 also have hand held heads.
  • Door openings are a minimum 80cm wide.
  • The master en suite bathroom has:
    • A twin vanity unit with twin basins, 86.5cm high, with 2 lever mixer taps
    • A toilet which is 44cm high
    • A walk in shower, with 1700cmx900cm low profile tray 4.5cm high tray, and 46.5cm wide access
    • A bath which measures 59cm wide x 150cm long internally, and is 61cm high and has a lever mixer tap and separately operated hand held shower head.
  • The family bathroom has:
    • A sink basin mounted on a cabinet, which is 89cm high, with a mixer tap
    • A toilet which is 40cm high
    • A shower with 1000cm x 700cm tray, and a 20.5 step up into the cubicle, a sliding door which gives a 37.5cm access
    • A bath which measures 158cm long x 55cm wide internally, with a height of 62cm, with a mixer tap and hand held shower head.
  • The smaller en suite bathroom has:
    • A vanity unit with sink height 86cm, and a lever mixer tap
    • A toilet with height 42cm
    • A shower cubicle, 1200cm long x 700cm wide, 11cm high, with a sliding door which gives a 47cm wide maximum access.
    • This room is quite narrow and has a minimum access width of 55cm between the toilet and the wall.

Laundry/Utility and Garden Toilet

  • The utility/laundry room is accessed from the porch via a 74.5cm door, up a 4.5cm step.
  • There is a sink unit which is 92.5cm high, with a mixer tap.
  • There is a standard sized combined washing machine/dryer, which is front opening.
  • There is a chest freezer, which is 90cm high.
  • The room is lit by a fluorescent strip light and a small window.
  • The garden toilet room is 81cm x 144cm and has a 43.5cm high toilet.
  • The room is lit by a ceiling pendant light and a small window.
  • The floor is original terracotta tiled.

Garden and OPatio Area

  • The Patio can be accessed directly from the kitchen through 131cm wide doors, down a 24cm step.
  • Its surface is textured Indian Sandstone.
  • The outside garden furniture is plastic rattan, with a 75cm high circular tables, two 3 seater benches, and 5 separate chairs. The benches and chairs have upright backs and no arms.
  • A gas barbeque is provided for use on the patio.
  • The patio area can also be accessed from the other external doors via the rest of the garden.
  • The garden is large and enclosed, with different areas of lawn, flower beds and gravel areas. 
  • There is a climbing frame in the orchard. Children using it must be supervised at all times
