Terms & Conditions

The property is “The Gables Retreat”, as named on the booking confirmation form. The rentals are as noted on the booking confirmation form. 'The Owners are Mr and Mrs William Marshall. The Client is the Lessee. The 'Commencement Date' is the first day of intended occupation.

  1. The owner agrees to let the property for the period of time as noted on the booking confirmation form. When a client makes a booking, they will receive a booking confirmation form by email to the email address provided or by post. The terms and conditions stated here are referred to on that booking form, and by marking acceptance of the owners terms and conditions at section 10 on that form, the client is accepting the terms and conditions stated here. A contract shall arise between the owners and the client when the booking form is subsequently returned to the owner by post or email.
  2. The party leader, who will be responsible for all bookings, payments, breakages and cancellations, must be at least 21 years of age at the time of booking.
  3. The party leader is responsible for the behaviour of the group members and for the safe and respectful use of the accommodation and facilities provided. The party leader must familiarise themselves with the health and safety section of the welcome forlder on arrival, and must make sure other group members are also aware of the guidance contained within that section. The party leader must ensure that all guidance and rules are adhered to. Specifically, they are responsible for the safe use of the hot tub, for ensuring children under the age of 5 years do not use the hot tub, and ensuring all other children under the age of 18 are supervised by an adult whilst using the hot tub.
  4. Payment:The Rentals are payable by the Client on the following Dates:
    • If the reservation is made more than 8 weeks before the Commencement Date the first instalment of 25% (non refundable) of the Rental will be payable at the time of booking. The balance will be payable 8 weeks prior to the Commencement Date.
    • If the Reservation is made less than 8 weeks before the Commencement Date the full rental amount must be paid at the time of booking.
    • Very late bookings must be paid on arrival in cash or directly into the Owner’s bank account by BACS transfer, if there is sufficient time for the transaction to clear.
  5. Cancellation/Termination by The Client
    • If the agreement is terminated by The Client or if The Agreement is terminated because the Client has failed to pay amounts due on the due dates, the Client will be liable to pay a cancellation fee in accordance with the following:
      • 25% of the Rentals payable, if the date of termination is greater than 8 weeks before the Commencement Date.
      • 100% of the Rentals payable if the date of termination is shorter than 8 weeks before the Commencement Date.
    • Cancellations Insurance: We strongly advise that the client takes out appropriate Insurance on their holiday with a specialist provider to safeguard against loss of monies should unforeseen circumstances necessitate termination of The Agreement by the Client.
  6. Non Availability of the Property: If for any reason, beyond the Owners control (e.g. fire damage) the property is unavailable on the date booked, all rental charges paid in advance by the clients will be refunded in full, but the clients shall have no further claim against the Owners. The liability under all circumstances shall be limited to the refund of monies paid in advance.
  7. A damage deposit of £200 is payable prior to arrival at the property. The damage deposit, which must clear the owner's bank account prior to arrival, will be retained pending an inspection of the property and its contents, to check that the owner has no consequential expenses due to breakages, damages, additional cleaning etc due to the liability of the client. A single breakage of a value of less than £5.00 will not be charged for but we reserve the right to charge for any damage upwards of this value. The extent of recoverable costs from The Client by The Owner are limited to the cost of any work done and other costs incurred by the Owner and are not limited to the Damage deposit. The un-applied damage deposit will be destroyed within one week unless the Client has been contacted.
  8. The Owner reserves the right to cancel the reservation if payments are not received in accordance with the terms listed above. The cancellation will be deemed the liability of the Client.
  9. The Client undertakes to take good care of the property and its contents and to leave the property and contents in a clean, tidy and orderly condition prior to their departure.
  10. The Client agrees to behave in a considerate way to the people living near the Property and to respect the privacy and peace at all times. 
  11. The Client will report any loss or damage to the property or contents to the Owner as soon as possible. The Client will allow access to the property by The Owner at any reasonable time to perform an inspection. The Client undertakes to inform The Owner of the expected departure day and time if it is different from the Booking Form.
  12. The Owner will not be responsible to The Client for any loss, inconvenience, damage etc, beyond the control of the Owner.
  13. Any claims whatsoever by The Client against The Owner will be limited to the amount of Rental Paid.
  14. The Client will not over-occupy the property at any time and the number of guests staying in the property must not exceed the numbers stated on the booking form. We reserve the right to ask the Client to leave if the property is being used by more than the stated number of people (additional occupancy in the form of cots and non-permanent z-beds may have been agreed with the owners in writing).
  15. .Arrival and Departure: Arrival Time - not before 4pm unless by agreement with the Owner. Departure Time - strictly by 10am
  16. No-smoking: There is a strict no smoking policy at the property.
  17. Dogs: By arrangement, the Client may bring 2 dogs to the property, on the condition that they are well behaved, do not cause a noise disturbance, and are kept under strict supervision at all times. Inside the property, dogs must only be allowed in the kitchen and utility areas of the property. Dogs are to be managed properly at all times and any damage caused to the property by the dogs and reimbursement for such damage will be the responsibility of the party leader.


If payment is not received by the due date, we are unable to guarantee your booking.

Confirmation of the booking by the Client, and their marking on the booking confirmation form of the box against the statement, "Please confirm by ticking this box, that in making this booking you have read, understood and accept our terms and conditions as stated on our website," or any other verbal or written acceptance,  is deemed to be acceptance of these Terms & Conditions.
